Under contract in San Diego, El Segundo, or coastal Orange County means getting your offer accepted is only the beginning. Escrow is a calendar. A rate lock, an appraisal, and underwriting conditions all have to land before the contract clock. Buyers who treat "we're in contract" as a pause are how loans miss funding by a weekend.
Convoy Home Loans, Inc. (NMLS #2130517) is a licensed mortgage broker helping borrowers already under contract - or about to make an offer - sequence lock, appraisal, HOA documents, and conditions. Licensed in multiple states; this article is the Southern California escrow pattern. Educational only, not a lock. Start at convoyhomeloans.com.
Lock is a date, not a feeling
A lock has a start, an expiration, and (sometimes) an extension cost. If the appraisal is late or a condo questionnaire sits with the HOA, the lock can die while you are still "approved." We put the lock expiration on the same calendar as the closing date, not in a separate email thread nobody watches.
Float vs lock - floating after acceptance is a choice. Pretending you locked is not.
Lock term vs escrow period - a 21-day lock on a 45-day escrow is a plan to extend or miss.
Rate-lock extension - sometimes cheaper than missing the contract. Sometimes not. We price it; we do not treat it as a talking point.
Appraisal and HOA documents are on the critical path
San Diego and LA coastal comps can be thin. An appraisal delay is a lock problem. Attached housing adds HOA insurance, budget, and questionnaire time. If the association is slow, that is not "underwriting being difficult." That is the project.
Order appraisal as soon as the contract allows. Do not wait until week three because the weekend felt busy.
Conditions are a checklist, not a personality test
Underwriting conditions are usually documents: a letter of explanation, a bank statement page, a gift letter, an updated paystub. The borrowers who close are the ones who return the list in 24 hours, not the ones who argue with the list. If a condition is wrong, we challenge it with facts. If it is required, we get it.
Self-employed, K-1, and large deposits get more conditions. Say those facts on day one so the first underwrite is the real underwrite.
Insurance binders in San Diego wildfire and coastal zones can stall funding as hard as a missing bank statement. Get a quote that the property can actually bind, not a placeholder from a national aggregator. If the first carrier declines, that is an escrow-day problem unless we started in week one. HOA master policies on Pacific Beach or downtown condos belong in the same folder as the contract.
Southern California escrow geography
San Diego County (city, North County, East County, South Bay) is not El Segundo and is not Orange County. Tax, insurance, and HOA stacks differ. If you opened escrow in one county and the property is in another, tell us immediately.
Military PCS timelines and builder completions add a second clock. We need both dates.
Documents Needed When Under Contract in San Diego
Fully executed contract, escrow contacts, HOA contacts if any, last two paystubs, asset statements covering large deposits, and insurance quotes. If a gift is coming, start the gift letter before someone asks.
What an under-contract review at Convoy includes
We put three dates on one page: lock expiration, appraisal turn-time, and the contractual closing. If those three cannot fit, we talk extension vs a different lock term before anyone panics on day 28. San Diego, El Segundo, and Orange County escrows do not share the same HOA speed or insurance bind time.
Large deposits need a paper trail in the same week you go under contract, not the week of funding. Gifts, stock sales, and business-account transfers are the usual Southern California surprises. Self-employed and K-1 borrowers get more conditions. That is normal. Ghosting the condition list is how loans miss the weekend.
HOA questionnaires on Pacific Beach, downtown San Diego, and El Segundo attached housing sit on the critical path next to the appraisal. If the association is slow, that is lock risk. We would rather escalate early than discover it when the lock is about to die.
If you are thinking about switching lenders after acceptance, count the remaining days. A new underwrite on a 30-day escrow with 72 hours left is not a strategy. Convoy will tell you whether the calendar supports a move or whether you should finish the current path.
FAQ
We already have a pre-approval. Why isn't that enough?
Pre-approval is not a lock, not an appraisal, and not a clear-to-close. The contract is a new clock.
Can we switch lenders after we are in contract?
Sometimes, if the remaining days support a new underwrite. Switching on day 28 of a 30-day escrow is how people miss funding.
What if the appraisal comes in low?
Options depend on the contract: gap cash, renegotiate, or walk. We talk through them with numbers, not panic.
Do you lock automatically when we go under contract?
No. Lock is a decision with a date. We recommend; you choose.
